How should you go about setting an asking price? There are many strategies. Each has consequences. Pricing correctly from the start is the only viable option. Many people are reluctant to do this because they feel they may be “leaving money on the table”. Most sellers, however, get top dollar for their property by appealing to both Realtors and their serious buyers from the first day. When Realtors see that a new listing is priced properly, they notify their customers quickly and schedule a showing. The informed buyer, who realizes the house is fairly priced, is motivated to see the property, act quickly, and pay the price. FACT: Over 50% of active home inventory is over priced! Advice: Price it right from the onset. Statistically, the longer your home stays around, the less it will sell for!
